Property

The property market has softened to levels not seen since before 2020, with broader terms, greater capacity, and lower costs driven by fierce competition among MGAs and carriers. But that competition may be nearing a turning point, as some major industry players are now signaling they will not keep chasing rates down, even as others race to protect market share.

In this section, Daniel Filbey shares additional market observations, keys to winning in a soft market, and recent success stories.

Casualty

The 2025 casualty real estate market brought rising rates, reduced capacity, and shrinking coverage, but by mid-2026, primary rates have begun to stabilize across both standard and excess & surplus lines. The excess marketplace, however, remains under pressure as nuclear verdicts continue to drive up pricing and shrink lead excess capacity, particularly in high-risk venues like affordable and student housing.

In the full report, Travis Tarrant also covers key observations, solutions B&R offers, and recent success stories.

Professional Liability

The real estate professional liability market remains largely stable, with strong capacity and healthy competition among insurers for well-managed risks. Most insureds are seeing flat to modest rate movement while underwriters continue to closely watch claim trends tied to fair housing allegations, tenant disputes, property valuations, and increasingly complex real estate transactions.

Wes Benefield explores underwriting focus areas, technology and AI considerations, the convergence of cyber and professional liability, and more in the full report.
